Then this office just might be the place for you. That said, if you’re honestly just interested in the membership practice concept and not a clinic purchase, you’re still very welcome here. I’ll be happy to discuss this over the telephone or by email. Please understand, though, my main focus is currently on the practice itself and finding the right doctor to take over, so I may not have a lot of time to talk or to promptly reply to emails. Space and Furnishings
The office is just 320 sq ft, but also includes two bathrooms for use by the second floor tenants and their clients, cleaned nightly by building staff. There is also a large, shared conference room steps away from the office with sink, refrigerator and microwave (pictured below). The office itself is newly furnished and nearly everything comes with the purchase, including two Lloyd adjusting tables, each with a custom-made under-table paper supply. Lease and Overhead Expenses
The lease ends September 2012 and is assumable by the buyer. There is an option to renew for two additional years in the current lease that limits any rent increase to 3% per year. Current rent is $413. Provisions include the ability to mount a large outdoor sign (see picture below) in conjunction with the other chiropractic practice located on the same floor. Other overhead expenses are telephone/internet (~$100), business insurance (~$35) and merchant services ($47 + merchant fees).
Practice and Stats
The practice is not quite a year old and still quite small. Most patients are on memberships, though there are many who pay cash-at-the-time-of-service. Income breaks down to about 75% memberships/25% cash. Active memberships presently number only 25-30 (mostly individuals, but many dual), and all are paid automatically by auto-debit.
Practice is currently part-time, at 20 hr/wk, and visits/wk average around 50. New patients number about 8-10 per month. Surprisingly enough, even though the membership includes unlimited visits, average visits per member per week has consistently remained about about 1.2, meaning that those who come many times per week are balanced by those who remain on the membership but come only a few times per month.
Based on the last six month's averages, gross income for the practice is right around $40,000, and with current overhead plus merchant fees, net income is approximately $30,000.

Technique
The main technique used in this practice is Activator, but spine only (no extremites or TMJ) as the practice philosophy is limited to subluxation correction only. However, a small number patients (mostly from my previous location) are adjusted diversified in the thoracic and/or cervical spines, but only after being checked with Activator. Because the practice is focused on the spine, some advanced tests beyond the “Basic Scan” are included, meaning that each vertebral level is checked on each visit with the appropriate Activator test. However, these additional tests are easy to learn, as is the basic scan, and I will happily tutor the buyer with as much instruction as needed to allow a smooth transition for the patients. Keep in mind that diversified adjusting could easily be added to the practice to widen the appeal, though I would suggest that happen slowly after transition occurs.
Reason for Selling and Transition
I am reluctantly selling the practice to follow my spouse who recently accepted a faculty position at Long Island University in Brooklyn, NY. I will, however, gladly remain for a transition as long as required or requested by the buyer (see update below). In the face of generally-accepted wisdom, I have already informed almost all the active patients individually about the sale of the practice. Nearly everyone has been supportive and has indicated that they have every expectation to stay with the new doctor, as long as they adjust in a similar way.
